Anza Vista (6A)

Anza Vista is a compact residential neighborhood on the edge of the Western Addition, with a mix of Edwardian flats and mid-century apartment buildings on streets that sit between Geary and Turk, east of Divisadero. It's a practical, well-positioned neighborhood — close to the Fillmore District's dining and nightlife, the medical campuses of Cathedral Hill, and the Hayes Valley retail corridor. For buyers who want central proximity without Mission or Noe Valley pricing, Anza Vista offers a quieter entry point into District 6's strong transit connectivity.


Hayes Valley (6B)

Hayes Valley is one of San Francisco's most remarkable neighborhood transformations — what was once a blighted stretch beneath a freeway overpass is now one of the most desirable urban neighborhoods in the city. Absinthe has anchored the corner of Hayes and Gough for decades. Smitten Ice Cream, Ritual Coffee, and a cluster of independent boutiques and design studios have made Hayes Street a destination in its own right. Patricia's Green, the neighborhood's pocket park, anchors outdoor life. The proximity to the San Francisco Symphony, Opera, and Ballet at the Civic Center makes this the city's cultural epicenter for buyers who care about those institutions.

Hayes Valley is one of District 6's most competitive sub-markets, with demand driven by a rare combination of walkability, cultural proximity, and architectural character — Painted Ladies on the Alamo Square edge, modern condos and renovated Victorians throughout.


Lower Pacific Heights (6C)

Lower Pacific Heights sits just south of the grand Victorian blocks of Pacific Heights proper, offering the same architectural character at more accessible price points. Fillmore Street runs through the neighborhood with a strong commercial corridor — restaurants, coffee shops, independent boutiques, and the historic Fillmore Auditorium nearby. The neighborhood benefits from proximity to both Pacific Heights and Western Addition, inheriting the architectural quality of the former without the price premium.


Western Addition (6D)

The Western Addition is one of San Francisco's most architecturally rich and historically complex neighborhoods. The Fillmore District — historically the "Harlem of the West" for its jazz heritage — runs through its heart, with the Fillmore Auditorium still anchoring music culture decades after its heyday. NoPa (North of the Panhandle) has become one of the city's hottest restaurant sub-neighborhoods: Nopa itself is the defining neighborhood restaurant of modern San Francisco, State Bird Provisions draws national attention, and Rich Table continues to be one of the hardest reservations in the city. Alamo Square's Painted Ladies and park define the eastern edge.

The Western Addition's housing stock is among the most significant in San Francisco — intact Victorians and Painted Ladies that survived the 1906 earthquake on blocks that retain their original scale. Demand from buyers who understand what they're looking at is consistently strong.


Alamo Square (6E)

Alamo Square is defined by its park — one of the most photographed spots in San Francisco, with the famous Painted Ladies row houses in the foreground and the downtown skyline rising behind them. The neighborhood surrounding the park is predominantly Victorian, with some of the best-preserved examples of the style in the city. The commercial energy of Hayes Valley is walkable to the east, and the Panhandle of Golden Gate Park connects to the west. For move-up buyers who want genuine architectural significance and park-front positioning, Alamo Square is one of the city's most compelling addresses.


North Panhandle (6F)

North Panhandle — known locally as NoPa — is District 6's most dynamic sub-neighborhood for food and lifestyle. The restaurant scene along Divisadero is one of the best in the city: Nopa for wood-fired California cuisine at midnight; Bi-Rite Market for groceries that feel like a destination; Turk's Inn for cocktails; and a steadily improving lineup of independently-owned spots that reflect the neighborhood's creative, community-oriented character. The Panhandle itself is a ribbon of park connecting directly into Golden Gate Park — one of the city's great under-appreciated outdoor amenities. Homes are predominantly Victorian and Edwardian, many on wider Panhandle-adjacent lots.

NoPa is one of District 6's most active real estate markets — Divisadero's dining scene and Panhandle access have driven consistent appreciation, and well-presented homes here routinely sell above asking.


Schools — District 6: Public schools serving District 6 include Alamo Elementary (K–5), which serves the Alamo Square and NoPa areas and is among SFUSD's more requested western elementary schools. Rosa Parks Elementary serves the Western Addition community. For secondary education, Gateway High School (9–12, charter) and the School of the Arts (9–12) are accessible options within the district. San Francisco University High School is reachable by Muni from most of District 6. Private options nearby include Sacred Heart Schools on Broadway, Drew School on California Street, and the French-American International School.

Transportation — District 6: District 6 has some of the best transit access in the western half of the city. The 21-Hayes, 22-Fillmore, and 24-Divisadero buses serve the main commercial corridors. The 5-Fulton runs along the Panhandle's northern edge connecting directly to the Civic Center and downtown. The N-Judah Muni Metro is accessible via the Duboce Triangle for residents at the district's southern edge. BART at Civic Center/UN Plaza is reachable by bus in approximately 10–15 minutes, providing rapid connections to the East Bay and Peninsula. The Caltrain station at 4th and King is accessible via the 22-Fillmore bus.
